Create your list by writing down everything you are looking for in your new home. Prioritize each item. Picture your family's everyday activities and habits.  This will give you a clearer picture of the home that best suits your needs.  Analyze the locations you are considering.  We can provide information on school systems, taxes, shopping centers, and cultural activities.

PRE-APPROVED MORTGAGE

To save yourself time and possible disappointment, contact a mortgage loan officer to be pre-approved for a mortgage. Find out your mortgage limit and your down payment requirements.

START SHOPPING

Now it is time to start viewing homes with us. Make notes as you tour each property, because your memory can be unreliable after you have seen several homes in a short period of time.

MAKING AN OFFER

Once you have found the home that is right for you, it is time to write an offer. Writing the offer is an exciting, emotional, and complicated experience. You will be glad you have an experienced realtor at your side to help you through the process.

MAKING A DEPOSIT

When you submit an offer, be prepared to make a deposit to indicate that you are serious about your offer. When the sale goes through, your deposit will be applied to the purchase price.

HOME INSPECTION

 A professional home inspection is an essential step in the home buying process. Home inspectors see beyond the cosmetics and survey all parts of the house, including the structure, roof, exterior and major systems (electrical, plumbing, heating, cooling, and ventilation). This is ofcourse your choice as the purchaser, however, we feel that a home inspection is extremely important and a clause should be included in your Argeement of Purchase and Sale stating that the sale is contingent upon a home inspection. A Home Inspection is there to protect you against major structural flaws that were unable to be noticed upon viewing the property.

CLOSING COSTS

 Your lawyer will give you an estimate on your closing costs, as closing costs vary from transaction to transaction.
